1.
Promptly process tenant maintenance requests utilizing Rent Manager and Zendesk systems.
2.
Adhere to property owner maintenance caps/requests and assign vendors accordingly.
3.
Streamline communication between property owners, vendors, and tenants to ensure all parties are informed about the status of maintenance requests.
4.
Follow up with vendors and tenants to confirm repairs have been completed in a timely and satisfactory manner.
5.
Assist with the City baseline inspection and Housing Authority inspection repair requirements.
Communicate with the City and Housing Authority regarding repair status and completion to ensure inspections are passed.
6.
Filter emergency phone calls and promptly tend to emergencies that qualify as urgent health and safety requests (i.
e.
, sewage backup, electrical fires, heaters).
Emergencies may take place outside of normal business hours.
Non-emergency phone calls made to the emergency line should be handled promptly during normal business hours.
7.
Enter all non-recurring vendor invoices into Rent Manager, including the maintenance processing fee as applicable.
8.
Work directly with our accounting team to organize invoices and vendor spreadsheets.
9.
Create an efficient organization system to store monthly vendor invoices.
10.
Scan all vendor invoices into Rent Manager or shared drive.
11.
Regularly audit list of preferred vendors and address vendor performance concerns as needed.
12.
Establish a relationship with new vendors.
Provide and collect completed vendor packets, including completed W-9 tax forms and insurance policies.
13.
Regularly audit vendor files and collect updated insurance policies.
14.
Assist with answering phones as needed.
Skills:
-Willingness to collaborate, support, and adapt to the needs of the team.
-Able to communicate clearly, orally and in writing, and effectively present ideas; read and interpret written information; influence or persuade others in positive or negative circumstances.
-Seasoned leadership and problem-solving skills.
-Evident customer service skills, including relationship building and management.
-Ability to utilize online software systems to communicate with owners, tenants, and vendors.
-A basic understanding of invoicing and data entry.
Requirements:
-Valid California driver's license with proof of auto insurance.
-Reliable transportation.
-Experienced in Microsoft Office.
-Ability to work remotely on evenings and weekends to tend to emergency phone calls.
-3 years of property management experience.
-Background in construction or maintenance is preferred.
Work Environment:
A large portion of this job will take place in an office environment.
Employees will routinely use computers, phones, scanners, printers, and filing cabinets.
Employees may be required to visit job sites within Fresno County.

Work Schedule:
Typical hours are Monday-Friday 8:

Employee will be responsible for handling emergency phone calls outside of normal business hours.
This may require employee to work remotely (on phone and computer) outside of the physical office.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
