Job Description
SENIORCONSTRUCTION MANAGER
POSITION
Summary:
Superviseand direct all aspects of the community field operations from inception to move in. Coordinates with office and maintainsaccurate written records.
ESSENTIALDUTIES AND
Responsibilities:
Supervise and direct all aspects of construction on sites
Responsible for adhering to schedules and indirectexpenditures
Insure the workmanship of all work by performing quality controlinspections and approving trade partner's work
Insure that the work is in compliance with city or countyjurisdictional requirements and building codes
Maintain records of all changes on the community, such aschange orders, purchase orders and red line plans
Responsible for all inspections and corresponding paperwork
Approve all trade partner work approvals with regard to workcompletion and quality
Maintain daily log of all occurrences on the community
Coordinate with Purchasing Department regarding budgets andquality of trade partners
Coordinate with division managers from various departmentsregarding plans and specifications
Responsible for the community and inventory homes
Coordinate with new home consultants on delivery schedule andcommunity status weekly
Coordinate compliance with conditions of maps and conditionsof occupancy
Responsible for quality control in construction
Responsible for training and supervising assistantconstruction managers
Responsible for all community organization, files systems, recordsand archive information
Responsible for completion of quality control checklists, predrywall orientations, and final quality control walks on all homes
Responsible for weekly SWPPP and Safety Reports
Perform all other duties as assigned
EDUCATIONAND ADDITIONAL REQUIREMENTS:
Eight (8) years' experience minimum as a construction manager
High school diploma or GED required
Valid driver's license
High degree of construction knowledge
Good verbal and written communication skills
Detail oriented
Interactwell with co-workers
Complywith and implement company policies and procedures

PHYSICAL REQUIREMENTS:
Requires the ability to work in excess of 8 hours per day inthe confined quarters of a construction trailer. Must have ability to operate a motorvehicle, read Plans, climb stairs, climb ladders, bend, stoop, reach, lift,move, and/or carry equipment which may be in excess of 50 pounds. Finger dexterity may be required to operate acomputer keyboard and calculator.
